Who the work is for
The work is for owner-occupiers and landlords who want a kitchen, a bathroom, decoration or a light refresh of rooms that already exist: a conversion flat in Hampstead or West Hampstead, a mansion apartment in St John's Wood or Maida Vale, a family house in Highgate or the Suburb.
Leasehold flats usually need a licence to alter before wet rooms are stripped. We can prepare drawings and a method statement. Consent is granted by the freeholder or managing agent, not by us. Occupied homes are ordinary: we will say at survey whether a temporary kitchen, a second bathroom or a short decant is the cleaner route.

Period conversions
Victorian and Edwardian houses in Hampstead, West Hampstead, Belsize Park, Kentish Town and Kilburn: rear-return kitchens, half-landing bathrooms, lime and gypsum plaster, common-parts protection. Layout follows the stacks and the party wall.
Mansion-block apartments
St John's Wood, Maida Vale and Swiss Cottage: compact kitchens on original risers, stacked bathrooms, licence-to-alter packs and the building's hours. We do not alter the carcass of the block.
Family houses
Highgate, Primrose Hill, Muswell Hill, Golders Green and Hampstead Garden Suburb: a kitchen, a bathroom or a storey brought to one standard. Listed fabric and Trust rules are checked where the envelope is involved. Structural changes are covered separately in Other services.

A specification, a programme and a price against that scope. Unknowns are listed as provisional items. Variations later are written, not verbal.

One programme
Kitchen, bathroom, decoration and floors are sequenced so trades are not left coordinating themselves. A snag against the written specification closes the work.
